Testing is never the urgent part. If growth is visible and extensive, testing before remediation often just delays the work.

One thing overrides everything on this page: do not disturb it. Scrubbing, bleaching or painting over mold releases spores through the property and makes both the problem and the job bigger. Shut the door, turn the HVAC off if the growth is near a vent, and leave it.

Before the technician arrives

Four things worth doing — and the first one is usually the thing people get wrong.

  1. Ask whether the company doing the testing is also doing the remediation. In California the same firm may do both, and you are entitled to an independent lab and to ask for one.
  2. Keep the building in its normal state for 24 hours before sampling — no extra ventilation, no cleaning, no air purifiers.
  3. Ask what the result would change. If the answer is nothing, the test is not worth its cost.
  4. Keep any previous reports. Comparison over time is more useful than a single reading.
