One thing overrides everything on this page: do not disturb it. Scrubbing, bleaching or painting over mold releases spores through the property and makes both the problem and the job bigger. Shut the door, turn the HVAC off if the growth is near a vent, and leave it.

  2. Close the door to that room and stop using it if you reasonably can.
  3. Turn the HVAC off if the growth is near a return or a duct — it is a very effective distribution system.
  4. Write down any history of leaks, floods or condensation in that area. It is the most useful thing you can hand over.
