Signs to look for

• A musty smell in the rooms above with no visible source
• White or gray growth on floor joists or the underside of the subfloor
• Insulation fallen or hanging down, usually wet
• Standing water, damp earth or no vapor barrier under the house
• Floors above that feel cold or spongy

Before the technician arrives

Four things worth doing — and the first one is usually the thing people get wrong.

1. Do not go in without protection. Crawlspaces combine mold, poor air and sometimes vermin.
2. Check whether there is a vapor barrier on the ground and whether it is intact — that is often the whole diagnosis.
3. Look at where downspouts discharge and which way the ground slopes. Most crawlspace moisture arrives from outside.
4. Note whether ducts run through the space. If they do, the smell upstairs has an obvious route.
